I am 31. I live in Florida. I buy Section 8 houses in Mississippi without flying to see them.
I do not use a property manager. A Mississippi realtor handles showings, keys, and the lease walkthrough. A Mississippi contractor handles make ready, punch lists, inspector meets, and cleaning. I run numbers, offers, screening, HAP, and insurance from Florida.
HAP is the Housing Assistance Payment the housing authority sends the landlord each month. A voucher is the tenant's subsidy paper that sets unit size and the household's share. Payment standard is the authority's cap used to size that subsidy. Rent reasonableness is the check that asking rent matches similar units nearby. HQS is Housing Quality Standards, the inspection the unit must pass before HAP starts.
This article is one process: how I write a zero-interest seller-finance offer so a first-time buyer can copy it.
Why zero interest
Banks price money. A seller who owns the house free and clear often prices time. They want a clean exit, monthly checks, and no listing circus. Zero interest is not charity. It is a trade: they get a higher price or a longer note; I get cheaper monthly debt against Section 8 rent.
If the note payment sits under the expected HAP plus tenant portion after taxes, insurance, and a repair reserve, the deal works. If it does not, I do not send the offer.
Who this offer is for
Free-and-clear owners. Tired landlords. Heirs. People who already rejected low cash offers. I do not chase mortgaged sellers for this structure. A first-lien bank loan plus a seller note is a different product.
Mississippi is a deed-of-trust state. On a standard owner-finance close you take the deed at closing. The balance sits on a promissory note secured by a deed of trust. That is the structure I ask for. I do not use a contract for deed on these houses.
The one-page offer
I keep it short enough a seller can read it on a phone.
Purchase price (I will pay more than my cash number if interest is zero) Down payment (small, real, wired through title, not a handshake) Interest: zero Monthly principal payment and due date Term in months, with or without a balloon I can actually refinance or pay Prepay allowed with no penalty Buyer takes title at closing; seller holds a first-position deed of trust Taxes and insurance: I pay, proof sent yearly Close through a Mississippi real estate attorney or title company Inspection window for my contractor, not a theater visit from me
I attach the rent math in plain English: payment standard for the bedroom count, estimated HAP, estimated tenant portion, insurance quote range, tax estimate, and the gap between note payment and net rent. No invented dollars. If I do not have the authority's current payment standard for that bedroom size, I do not send the offer.
How it moves without me on site
I send the offer by email and text. If they bite, the Mississippi realtor coordinates access. The contractor walks it, photos punch items, and prices make ready. I decide from Florida. Title and the attorney handle the note and deed of trust. I never meet the seller in a driveway.
Dodd-Frank ability-to-repay rules can apply when the buyer will live in the house. These are investment houses. I close in an entity, I do not occupy, and I still use counsel. Do not copy a template from the internet and call it done.
What I will not do
I will not hide a balloon I cannot cover. I will not skip title. I will not let the seller keep the deed. I will not sign a note payment that only works if HAP is late-perfect every month. HAP can lag after a move-in. The cash gap is my problem, not the seller's.
Early stage means one clean process, repeated. Target remains under $10k per door on the path to 139 doors and $1M a year. The offer is how I start the conversation. The numbers decide if I finish it.
Actionable Takeaway
Pull the current payment standard PDF for the housing authority that covers your target house. Write one zero-interest offer on a free-and-clear listing using only those published numbers, a contractor walk quote, and a title-company close. Send it this week. Do not fly.
