The listing agent does not care that you know multiple creative tools. They care that you can say what the seller actually gets.

I write every offer from Florida. I pick one structure before I type a number.

Seller finance: the owner carries paper. Price, down payment, rate, term, who holds title. On the doors I buy I often ask for zero percent and low cash out so total cash stays under $10k per door.

Subject to: the existing loan stays in the seller name. You take over payments. Different risk. Different sentence. Different paper.

CATS: a custom wrapper when the deal needs more than a standard note. It is not a synonym for the other two. If you lead with the label and cannot explain the cash and the monthly in two lines, drop the label.

How I match it from a computer.

Read the listing and the seller story first. Free and clear or can carry? Write seller finance. Loan in place and they need out more than they need a check? Look at subject to. Only use CATS when the terms need a wrapper you can still say out loud.

The offer sheet has three lines at the top. Structure. Cash to seller. Monthly obligation. I fill those. The realtor does not explain financing. The realtor handles move in. The contractor handles the house.

The email to the agent is those three lines plus a close date. No stack of acronyms. No seminar.

If cash to close plus insurance plus a contractor make ready blows the cap, I do not rename the structure to save it. I change the terms or I pass.

Actionable Takeaway

Open the next lead. Write one structure at the top of the sheet. Delete the other two names before you send.
